House and park rules

Tiny House Alba is small in size but big on peace and quiet. To preserve that peace, for yourself and for others, here are a few house rules.

General

  • Treat the house as you would your own place. That means the furniture and belongings too. Indoor furniture stays indoors.
  • If it's windy or raining, please close the windows and doors.
  • The number of guests may not exceed what is stated in your reservation. Would someone like to stay the night? Please get in touch.
  • Smoking inside is not permitted. Outside is fine, with respect for the space and for others.
  • Illegal downloads on the wifi in the Tiny House are not permitted.

Safety

  • Lock the doors properly when you leave.
  • Lost the key? Let us know immediately. Costs may be charged in the event of loss.
  • In case of emergency: get yourself and others to safety, call 112 and let us know afterwards. At the back of this booklet you'll find all important information for when something happens.

Waste

  • Under the counter there are bins for plastic and general waste.
  • In the park you'll find separate containers for paper, glass and plastic. Do not leave waste next to the containers. The waste area is monitored by cameras. Together we keep it clean.

Quiet hours and neighbours

  • The park itself is car-free, keeping it quiet and green. Parking is available in the public space in front of the barrier.
  • Between 22:00 and 09:00 the park is quiet. During the day we also ask you to keep noise within your own garden.

Pets

  • Dogs are unfortunately not permitted on the park. Therefore the house is also pet-free.

Damage

  • Did something accidentally break during your stay? Let us know. That way we can replace it in time or find a solution together.

Booking conditions

1. Reservation and confirmation

  • 1.1 Confirmation
    Your booking is only confirmed once you have received a confirmation by email.
  • 1.2 Payment
    When booking you pay the full amount immediately, unless we agree otherwise.
  • 1.3 Double booking
    Should a double booking occur due to a technical error, the most recently received booking will be cancelled. You will be informed promptly and the full amount will be refunded.

2. Cancellation and changes

  • 2.1 Cancellation by you
    You can cancel by emailing julia@tinyhousealba.nl. When cancelling I always try to work with you. Sometimes it's possible to find another guest and move your stay. If that doesn't work, the following costs apply:

    Up to 60 days before arrival: 15% of the total cost
    59–30 days before arrival: 25%
    29–14 days before arrival: 50%
    13–7 days before arrival: 75%
    6–1 days before arrival: 90%
    Day of arrival: 100%

    You will receive the remaining amount within 7 days. I recommend taking out cancellation insurance for unexpected circumstances.
  • 2.2 Want to make a change?
    A change to your dates is usually possible if the calendar allows. Feel free to email me.
  • 2.3 Cancellation by Alba
    In cases of force majeure (such as fire, storm damage or other unforeseen circumstances) it may be necessary to cancel your stay. In that case you will receive a full refund.

3. Arrival and departure

  • 3.1 Check-in
    You are welcome from 15:30. Early check-in is sometimes possible, by arrangement.
  • 3.2 Check-out
    Check-out is before 10:30. Late departure may incur additional costs.

4. During your stay

  • 4.1 Damage
    If something breaks or gets damaged during your stay, please let us know. The costs are in principle yours to bear. Travelling with liability insurance is advisable.
  • 4.2 Lost key
    In the event of a lost key, costs for replacing the lock may be charged.

5. Use of the house

  • 5.1 Number of guests
    Tiny House Alba is suitable for a maximum of two people. Receiving additional guests without prior agreement is not permitted.
  • 5.2 Pets
    Pets are not permitted on the park.

6. Host's responsibilities

  • 6.1 Safety
    I am not liable for accidents, injury or damage to persons or belongings during your stay.
  • 6.2 Technical issues
    If something isn't working (such as wifi or a facility), I will do my best to resolve it as quickly as possible.
  • 6.3 Access to the house
    Your privacy is respected. Only if truly necessary (for example in the case of damage or a malfunction), may I enter the house.

7. House rules

  • During your stay the house rules of Tiny House Alba apply. In the event of a serious violation the stay may be terminated without refund.

8. Applicable law

  • These conditions are governed by Dutch law. Any disputes will be submitted to the court in Tilburg.
